I don't think you should do anything with this chick for 2 reasons:
1. She lives next door. Hit it and quit it is gonna be hard lol and say you get to where you want to be (I'm assuming in her bed) then what? Think it through.
2. She has a boyfriend. If you like her, this shouldnt stop you from flirting with her. If she responds, its up to her. But have some integrity dude. I think doing anything with this chick beyond flirting is a punk move.
